Timber Frame Extensions: Your Questions Answered by Timber Frame Specialists

If you’re considering extending your home, you’ve probably searched for terms like “timber frame extension“, “are timber frame extensions any good?” or “how much does a timber frame extension cost?

These are some of the most common questions homeowners ask before deciding how to build their extension.

At Vision Development, we’ve been designing, manufacturing and installing timber frame systems for many years. We manufacture every timber frame in our own factory in Beenham, Berkshire, and work with homeowners throughout the South of England.

Below, we’ve answered some of the questions we’re asked most often.

Is a timber frame extension better than a traditional brick extension?

Neither system is right for every project, but timber frame offers several advantages that make it an increasingly popular choice. Because the structural panels are manufactured off-site, installation is significantly quicker than building walls brick by brick.

Once the timber frame is erected, other trades can begin much sooner, helping to reduce the overall build programme. Timber frame isn’t weather-dependent and provides a weatherproof shell far quicker than brick and block systems.

Timber frame also provides excellent thermal performance and allows insulation to be incorporated within the wall construction, making it easier to create an energy-efficient extension, meet building regulations, and reduce wall thickness to achieve these standards.

Externally, a timber frame extension can usually be finished in brick, render, timber cladding or a combination of materials, meaning it can blend seamlessly with the existing property.

How long does a timber frame extension take?

Every project is different, but one of the biggest advantages of timber frame construction is speed.

Once the foundations are complete, the main structural timber frame can often be erected within 1 week, depending on the size and complexity of the extension.

Because the structure is manufactured before arriving on site, there’s far less time spent constructing the walls compared with traditional methods.

How much does a timber frame extension cost?

This is one of the most common questions we receive. The cost of a timber frame depends on factors such as:
  • The size of the extension. Larger doesn’t always mean more expensive!
  • The design and roof structure. Traditional cut roof sections and vaulted ceilings can affect the cost.
  • The specification of insulation and windows. Higher insulation specifications increase material costs, and large glazed areas or structural glass can add to them.
  • External finishes such as brickwork, render or cladding. Timber frame can be finished in many different materials; more standard ‘off-the-shelf’ materials will be less costly.
  • Ground conditions and foundation requirements. Timber frame is lighter, but poor ground conditions or drainage in the area to be extended will affect the overall costs.

Rather than comparing headline prices alone, it’s important to look at the overall package and level of service you’re receiving. An experienced timber frame supplier can help deliver a faster, more efficient build, with precision-manufactured panels, expert technical support and a high-quality finished extension that’s built to perform for years to come.

Can I visit a timber frame manufacturer before placing an order?

Absolutely—and we encourage it!

At Vision Development, we manufacture every timber frame in our own factory in Beenham, Berkshire. Customers are welcome to visit, meet the team and see how their timber frame is produced.

Seeing the manufacturing process first-hand often gives homeowners confidence in the quality of the workmanship and helps them better understand how off-site construction works.

Can I see previous timber frame extension projects?

Yes!

Many homeowners want reassurance before committing to a supplier, which is why we’re often able to arrange visits to completed local projects where appropriate.

Seeing a finished extension in person is a great way to appreciate the quality of the construction and gather ideas for your own project.

Vision Development has built a strong reputation through years of delivering high-quality timber frame projects, with many satisfied customers leaving 5-star reviews and recommending us to others considering their own timber frame builds.

Do I need to find my own builder?

Not necessarily.

Many of our customers already have a builder or contractor they wish to use, while others ask us for recommendations.

Having worked within the construction industry for many years, we’re happy to suggest experienced local trades where appropriate or even offer to undertake these works for you in addition to the timber frame package. Whether you need advice on builders, roofing contractors or other specialists, we’ll always try to point you in the right direction.

What makes a good timber frame supplier?

Choosing the right supplier is about much more than price.

Look for a company that:

  • Manufactures its own timber frames.
  • Has experience with many different extension projects.
  • A strong reputation supported by genuine customer reviews and recommendations.
  • Offers free technical advice before work begins.
  • Can explain the construction process clearly.
  • Has completed projects you can view.
  • Provides ongoing support throughout your project, including site visits.

A timber frame extension is a significant investment, so working with an experienced manufacturer can make the process much smoother from start to finish.
