How Much Does a Timber Frame Self-Build Cost in 2026?
One of the first questions self-builders ask when considering a timber frame home is: how much does a timber frame self-build cost?
As a general guide, Vision Development’s timber frame new-build packages are typically around £350 per m² of Gross External Floor Area (GEFA). This is an indicative figure, as the final cost will depend on the size, design, structural requirements and specification of your home.
What does a timber frame package include?
Our timber frame packages include much more than the basic structural frame. We manufacture everything at our own Berkshire factory before delivering and erecting the frame on site.
A typical self-build package includes:
- Pre-insulated external wall panels incorporating Actis Hybris insulation
- Internal timber stud walls, supplied uninsulated
- Reflective breather membrane to the external face of the panels
- Structural beams and steels where required
- Delivery, lifting plant and labour to erect the frame
The open-web design of our Posi-metal joists streamlines the first-fix stage by providing built-in routes for plumbing and electrical conduits. This is especially beneficial when installing an MVHR system; by connecting with your supplier early in the project, we can custom-plan routes specifically for rigid ducting.
What affects the cost of a timber frame house?
The self-build cost of £350 per m² figure is a useful starting point, but the cost of each timber frame self-build will vary. Factors include the size and complexity of the design, open or closed-panel construction, insulation specification and structural requirements.
