Padworth Timber Frame Development

The new development we are involved with for our client, with whom we have worked on a few projects now, including most recently three new terraced houses in Reading is for 13 new houses and 5 flats which we started on site 23rd October 2017 and now already have 6 houses erected!

We are working to a tight schedule for these new homes and at present are right on track to ensure all the houses are completed ready for sale in the New Year. We are installing the trusses to houses 1-4 (22nd November 2017) and from the 11th December will be moving onto house 10-13 with the remaining houses installed in January 2018.

You will see the site layout above and the houses we have installed so far are to the right of the entrance.

Following are some photos of the first two houses we erected which are 4 bedroom.

The ground floor panels are installed ready for the posi metal web joists and flooring.

With the posi joists installed and glulam beams over openings the flooring can now be installed.

With the flooring installed as well as the first floor external and internal walls, the structure is ready for the roof trusses.

Roof trusses installed ready for felt and battening.

The new builds installed and ready for the trades that follow ourselves to start on the roof and external finishes.

Here is a view inside the timber frame build showing the Hybris Insulation (http://hybrid.insulation-actis.com/hybris/) installed within the external walls.

With the next 4 houses almost at completion with the roof trusses currently being installed, the manufacture of houses 10-13 is well underway and due to be on site at the beginning of December.

With the ground floor external panels installed, next the internal stud walls are fitted ready for the posi joists and flooring.

With the flooring installed, sole plates and internal walls the preparation can now be made for the roof trusses arrival.

This site is a hub of activity with the roofers now working on plots 5 & 6 and the ground workers ensuring the foundations and block work is all completed ready for the timber frame panels for houses 10-13.
