Use this tool to get an instant estimate for your proposed self-build timber frame home based on the total floor area you enter. If you’re planning to manage the build yourself, it helps to know what you’re likely to spend before work begins. Our self-build cost calculator estimates the likely cost of self-managing your project.
Vision has taken three of the main build routes self-builders are likely to take and provided the estimated costs for each option below (see the grey boxes). Each figure is calculated from the floor area you enter for your proposed timber frame self-build cost.
Our self-build cost calculator can be an invaluable tool for planning and budgeting your project, but with many variables involved in building your own home, for fixed-price quotations, get in touch to discuss your project specifics.
Option 1: The cost to supply and install the timber frame kit for your new home. Vision manufactures and installs the timber frame structure for your new home, allowing you to take full control of the rest of the build from groundworks to internal and external fixtures and finishes.
Option 2: Total timber frame self-build cost to self-build your timber frame home. Our self-build cost estimator considers the major expenses you’re likely to incur when building your new timber frame home (see below for the separate items), though it doesn’t include the cost of land, surveying fees, or landscaping.
Option 3: Full turnkey timber frame house cost build, where you instruct a main contractor to manage your build from start to finish under your instruction. Self-builders often choose this route if they prefer one point of contact and cost certainty with an experienced contractor.
We have also included the savings that are possible if you choose to self-manage your new build timber frame home.
Our estimates are based on a two-storey new build of mid-range specification, in line with a typical cost to build a timber frame house.
