Generally, the biggest problem facing anybody who wants to self build a house is finding a suitable plot of land.  Most suitable plots (for which planning permission is likely to be granted) will be part of a larger area of land which has been acquired by a developer for building several houses.  It can be quite rare to find a suitable plot for a single self build house in an area like West Berkshire.
